Hainault's First Farmer cont.
The following year, an additional agreement was made for 554 acres of land. This land was deemed suitable for construction but had not received any offers previously, along with two smaller parcels nearby containing another 50 acres. This lease was set to expire simultaneously with the previous one, and the rents for this second lease were as follows:
For the first year of the term - £252 5s.
For the second year of the term - £390 15s.
For the remainder of the term - £1,196 5s.
Additionally, interest at a rate of 5 percent was to be paid on amounts spent for under-drainage. In exchange, the Crown agreed to construct, at its own expense, a homestead, an overseer's house, four labourers' cottages, and provide a road approximately one and a half miles in length. The site also included stables for 28 horses, as well as a large barn and cart shed with a granary above it.
